Format: what PSI publishes and what it does not

Published: the two outlines, the 52-item Georgia Supplement split into 16, 21 and 15 items, and 1–10 experimental questions, about 10% of the total. The exam shows one per screen, a countdown, and an on-screen calculator; handheld calculators stay outside.

Not published: the testing time, the passing score, and a question count for the national portion, which PSI gives only in percentages. The closest the document comes to a number: the bulletin’s sample score form shows a national subtotal of 100.

Passing score

Commission rule 520-1-.04(3)(a) requires a passing score set by “psychometrically sound criterion-related methods” and published before the exam is given. The current bulletin prints no number, so this site does not either. Your score report shows pass or fail on screen at the end; a fail includes a diagnostic report by exam type.

Booking, canceling and test day

You book online at PSI’s Georgia page or by phone, for one of PSI’s six sites in Georgia: Duluth, Marietta, Decatur, Fayetteville, Macon and Savannah. With a Georgia school’s course you pick the exam in your PSI account; college credit or an out-of-state course goes through an alternate-route application that PSI must approve before you can book.

Changing a booking: cancel or reschedule at least 2 days before the exam date, online or by phone (not voicemail), or lose the fee; a no-show, a late arrival or missing ID also forfeits the fee. On the day: arrive 30 minutes early with one valid, unexpired photo ID that matches the name you booked with. Phones, watches, notes and food stay out of the room.

If you fail: the retake rule

You cannot book again on the day you test, because results are still processing. From the next day you can: in PSI’s words, a candidate who fails on a Wednesday can call on Thursday and retest as soon as Friday, if seats are free. Each attempt is a new $175 fee.

Whether you can retake only the portion you failed is not stated: the bulletin’s contents list says “Re-taking a Failed Portion”, but the section itself says nothing about parts. Use the diagnostic report to decide what to study, and plan on sitting the whole exam.

Veterans’ preference points

5 points added to a failing score (10 with a disability of 10% or more). They are claimed only after a failing score, by mailing the original score report and a copy of the DD-214 to PSI within 60 days; the candidate needs an honorable discharge and at least 1 year of active duty, 90 days of it in wartime or a presidential call-up. If the points lift you to a pass, PSI sends a new Certification of Accuracy and you collect the license at the same test center.

After you pass: the three-month window

Apply within 3 months of the exam, or pay twice the application fee; after 12 months, retake the exam. The bulletin and the Commission’s page mention only the 12-month limit; the shorter window is in rule 520-1-.04(5), and missing it costs money, not the license. What to bring to the test center: how to get licensed.

What changed since the 2024 bulletin

Set against the February 2024 edition, the 7/1/2026 bulletin raises the exam fee from $119 to $175 and widens the experimental-question range (the February 2024 edition said 5 to 10). The national outline weights and the Georgia split (16, 21 and 15 items) are the same in both editions.

Georgia exam rules, quick answers

Is the PSI exam hard?

PSI publishes no pass rate or cut score for Georgia, so there is no official measure. The state part tests Georgia statutes and Commission rules rather than textbook principles: 52 items in three sections.

How many times can you take the Georgia real estate exam?

The bulletin describes no limit on attempts. You can rebook from the day after a fail, and each attempt costs the full $175 fee.

How do I get reciprocity in Georgia?

A license earned by exam in another state and in good standing can be converted without the Georgia exam. Florida residents are the exception: they must pass the Georgia Supplement. Details: reciprocity and the Florida exception.

Is PSI the only Georgia real estate exam provider?

Yes, for the salesperson, broker and community association manager exams: the Commission contracts PSI to give the exam and to issue new licenses at its test centers.
